An obligation that a lessor has towards his rental property and its tenants is to follow the rhythm of the maintenance of the property. One of the most basic requirements is to ensure that tenants always have access to running water. Owners must also maintain common areas, keep pace with repairs and comply with all health and construction rules. Your landlord has the right to recover your belongings if they do so appropriately and follow legal evacuation procedures correctly. Unfortunately, this situation is not often described in a lease. Landlords and tenants often don`t discuss hotel bills and moves until something big happens. If a tenant rents a property, the owner is obliged to use the property in peace, a guarantee that no party disturbs the use of the premises rented by the tenant. Finally, note that some courts have ruled that the lightening clauses of the rental agreement that release the owner from tortious liability for bodily injury resulting from acts or omissions of the lessor are null and void for reasons of public policy, as the clauses may constitute an untimely risk of damage to others, particularly given the unequal bargaining positions of landlords and tenants.  In addition to these more general responsibilities of the owner, each Australian state and territory has its own specific requirements: owners are small entrepreneurs. They are in the apartment rental shop. Since they are often the only employee, they must play several roles for their business to succeed.
There is sometimes a negative connotation related to the term owner, but in reality, most of the roles played by an owner are positive.
